Marketing & Leasing Associate

Harris Point is currently seeking a Marketing and Leasing Associate in Chicago, IL. The role is responsible for generating new business (leases) for Harris Point Chicago, marketing to attract new residents, and providing a superior Customer Experience to current residents.
The ideal Marketing and Leasing Associate thrives in a fast-paced and agile environment. The role demands well-honed leasing and sales skills, strong initiative, and marketing skills.
Job Responsibilities:
Customer Experience & Sales
- Create, coordinate, and execute sales strategies to maximize occupancy.
- As the owner of the sales process, this role leads all matters related to leasing and marketing:
- Identify prospective residents and highlight apartment benefits by leading guided sales tours.
- Build and maintain relationships with prospective and current residents.
- Serve as the property and market knowledge expert.
- Review all rental applications, lease, and renewal paperwork to confirm accuracy.
- Create pricing and demand analysis to optimize revenue.
- Responsible for being the primary contact for new and existing prospects through:
- Incoming calls
- Texts communication
- Email communication
- Outgoing follow up
- Analyze key performance indicators including but not limited to:
- Closing ratios
- Lead generation
- Revenue achievement
Marketing & Lead Sourcing
- Identify and execute customer experience initiatives and marketing opportunities.
- Develop creative marketing strategies to generate qualified traffic.
- Generate social media campaigns.
Financial Performance
- Identify opportunities to maximize revenue profile by advising on concession and rate strategy.
- Assist in establishing rates for future years.
- Responsible for delivering perfected leases by collecting guarantor agreements or other means of financial qualification.
- Process applications and related lease paperwork.
Qualifications & Skill Requirements:
• Sharp business and sales acumen and excellent interpersonal skills.
• Ability to think strategically, solve problems and be proactive in business planning.
• Experience in the Student Housing or Multi-family Real Estate industry; proficient in current market trends and economic factors is preferred.
• Experience with lead management systems, and communication management platforms for text and email messaging is preferred.
• Proficiency with property management systems (AppFolio preferred).
• Exceptional written and verbal communication skills.
• Proficiency with social media platforms.
• Attention to detail and strong work ethic.
• Ability to work in a fast-paced environment with competing priorities.
• Excellent organizational skills
• Position is based on-site in Chicago.
• Typically 8 hour shift Monday to Friday with some weekend work required during the rental season May-August.
